Property Owners
If you own rental property or are considering investing in income producing assets, you understand that the responsibility of managing the property effectively are critical to the long term success of the investment. As rental property owners ourselves, we understand the unique needs and challenges landlords face every day. Maintenance, bookkeeping, legal, rent collection, tenant selection, mountains of paperwork – we’ve been there, and we get it. Your choice of a property manager is critical to ensuring that your investment is protected, grows in value, and frees you from the daily drudgery of managing your assets.
Consider these benefits when you work with the professionals at Cox & Company Real Estate:
STRICT TENANT SCREENING: We utilize a strict screening policy for every property we manage to ensure that residents we select will reliably pay rent on time, take care of their properties, and promote a safe and comfortable environment for neighboring residents. Prior to approving any application, we conduct a comprehensive credit check, background check, prior evictions check, verify income, and verify employment for every adult that will be residing in the home.
REDUCED VACANCY AND INCREASED CASH FLOW: In addition to advertising units on all of the most popular rental networks like Zillow, Trulia, and HotPads, we also leverage our Real Estate brokerage network to reach prospective renters through our various ongoing advertising campaigns. This means more quality tenants see your property and we have less down time, which puts more money in YOUR pocket!
INSPECTIONS: In addition to standard move-in/out inspections, we also conduct regular photo inspections of the interior and exterior of every unit multiple times per year to ensure that the safety, condition, and value of each property is maintained, as well as to make recommendations to the owner of upcoming or preventative maintenance.
PAYMENTS AND FINANCIALS: Our owners can elect to receive payments by direct deposit, eliminating the monthly trip to the bank. In addition, owners receive a year end 1099 Tax Form and a detailed report of income and expenses related to their property.
